Bookings that include the Event Hall, made 60 or more days before the event date, pay a 30% retainer to reserve (non-refundable — it locks your date), and the remaining 70% balance is automatically charged to the same card on file exactly 60 days before the event date. Bookings made within 60 days of the event, and any booking that does not include the Event Hall, are charged in full at the time of booking. By booking, you authorize Inspira Ranch (via Square) to store your card and charge the balance on that date. Cancellation is permitted any time before the 70% balance is charged; the 30% retainer is never refunded, and full payments are non-refundable.Las reservas que incluyen el Salón de Eventos, hechas con 60 días o más de anticipación, pagan un anticipo del 30% para reservar (no reembolsable — asegura tu fecha), y el saldo restante del 70% se cobra automáticamente a la misma tarjeta registrada exactamente 60 días antes de la fecha del evento. The officer is authorized by Inspira Ranch to enforce these Terms of Service, including verifying which facilities and areas a guest has paid for, directing guests out of unpurchased or restricted areas, and removing any person who refuses to comply.   9. Organizers.Organizadores. Inspira Ranch is owned by BSM Legatum Properties LLC and operated by Inspira Properties LLC d/b/a Inspira Ranch (together, the "Organizers").   10. Assumption of risk.Asunción de riesgos. You voluntarily assume the risks inherent to a rural East Texas property under Texas law, including the Texas Equine Activity Liability Act (Tex. Civ. Prac. & Rem. Code §87.001 et seq.) and the Texas Recreational Use Statute (§75.001 et seq.): wildlife such as snakes, spiders, scorpions, insects, and thorny plants; contact with horses, donkeys, and ranch dogs and the inherent, unpredictable behavior of equines; outdoor activities day and night (fire pits, unlit trails, uneven surfaces, gazebos, pool, jacuzzi, and ponds — including risk of falls, burns, or drowning); and extreme heat and East Texas storms. You confirm you are in adequate physical condition with no contraindications.Asumes voluntariamente los riesgos inherentes a una propiedad rural del este de Texas conforme a la ley de Texas, incluyendo el Texas Equine Activity Liability Act (Tex.   11. On-site lodging.Hospedaje en las instalaciones. When your booking includes lodging in the Main House (Casa Principal) or the Barndominium, the stay is temporary for the booked dates only and creates no lease or tenant rights under Title 8 of the Texas Property Code. Occupancy may not exceed the authorized capacity (up to 8 people per unit) and you will provide the names of all occupants. The pool, jacuzzi, and play area are used at your own risk — there is no lifeguard, and minors must be supervised by an adult at all times. No smoking inside the units; no pets without prior written authorization; quiet hours are 11:30 PM to 7:00 AM. Lodging check-in is 3:00 PM and checkout is 11:00 AM; on event dates, access is from 9:00 AM with the property vacated by 1:00 AM. You are responsible for all occupants you register and their conduct.Cuando tu reserva incluye hospedaje en la Casa Principal o el Barndominium, la estancia es temporal solo por las fechas reservadas y no crea relación de arrendamiento ni derechos de inquilino bajo el Título 8 del Texas Property Code.   12. Care of premises and contents.Cuidado de instalaciones y contenidos. You will use the facilities, furniture, appliances, and all contents carefully. You are financially responsible for any damage, breakage, loss, or theft beyond normal wear caused by you or those in your party, and you authorize charges for repair or replacement at market value plus any extraordinary cleaning required. Heavy furniture may not be moved, indoor furniture may not be used in the pool, and contents may not be removed from the property.Usarás las instalaciones, el mobiliario, los electrodomésticos y todos los contenidos de forma cuidadosa.   13. Refundable damage deposit.Depósito de daños reembolsable. A refundable $300 damage deposit applies to lodging and Event Hall bookings. You authorize Inspira Ranch to charge your card on file for the deposit, which is refunded within 5 business days after checkout, less the documented cost of any damage, loss, or extraordinary cleaning. If documented damage exceeds the deposit, you authorize a charge to your card for the additional amount.   14. Lawful use.Uso lícito. You and your guests will use the property only for lawful activities permitted under federal, Texas state, and Polk County law. Strictly prohibited: possessing, using, or distributing illegal substances; carrying or discharging firearms without written authorization; acts constituting a nuisance or violating local ordinances; and any activity that endangers people, animals, or the property. In consideration of your booking, you — on behalf of yourself, your heirs, and legal representatives — irrevocably release, waive, and discharge the Organizers and their members, directors, employees, agents, and contractors from all claims, demands, and civil liability for personal injury, death, or damages arising in connection with your booking or stay, including those caused by ordinary negligence, to the fullest extent permitted by Texas law. The employee and their residence are strictly off-limits to guests — do not seek out, knock on the door of, or contact the caretaker directly. For a medical emergency, fire, or immediate security threat, call 911. For any property or facility issue (plumbing, HVAC, lockout, event-hall questions), text the main Inspira Ranch line at +1 (832) 451-5923; management monitors this line and will dispatch the caretaker as needed.Un empleado reside en la propiedad únicamente para seguridad, jardinería y mantenimiento. If any provision is held invalid, the remaining provisions stay in effect.
